The sequence

How a subsidence enquiry runs

Cracks that widen, doors that jam and floors that slope can all point to ground movement, but they can also have simpler causes. Below is the order things usually run in once you send an enquiry, from describing the damage to the repair being finished and written up.

  1. Describe the movement you have spotted

    Use the form to say where the cracks are, roughly how wide they look, whether they are wider at the top or bottom, and when you first noticed them. Mention nearby trees, leaking drains or recent dry summers if you know of them. Photos with a coin or ruler beside a crack are useful.

  2. A call to talk it through

    A local specialist will be in touch to ask follow-up questions, such as the age of the house, the type of soil if known and whether an insurer is already involved. This is the point to ask what subsidence actually means for your property.

  3. Finding the cause

    The specialist decides whether a visit is needed to inspect the walls, floors and surrounding ground. Where movement may still be active, crack monitoring over several weeks or months can show whether the building is settling, shrinking with clay soil or moving seasonally.

  4. Your free quote and the options

    You receive a free written quote setting out the likely cause and the repair that fits it. That might be removing the trigger and stitching cracks, resin injection to firm up the ground, underpinning, or piling where the load needs to reach deeper, firmer strata.

  5. Carrying out the repair

    The specialist firm books in the agreed work and explains access, timings and any rooms affected. Work is limited to what the findings support, so a house that has stopped moving is not given more than it needs.

  6. Records for later

    Once the job is complete you are given the paperwork from the specialist, including a certificate where one is issued. Keep it with your house documents, as insurers and future buyers often ask about past movement.
